EBS was recently hired to perform sustainability consulting services for the property located at 456 Montgomery St in San Francisco California. As part of our Scope of Work we analyzed the building’s ability to attain certification under the LEED for Existing Buildings (EBOM) criteria. Our analyses included:

• A list of credits the project qualified for (with little or no changes)
• An action List of necessary tasks to qualify under the LEED EBO&M criteria

• A detailed analysis of the soft costs and description of the associated benefits

From this template we created a stunning report detailing additional points achievable by small modifications to current operations. We made recommendations based on initial cost and operational savings with the goal of increasing the level of certification. This analysis included a price for retaining the services of Environmental Building Strategies for the LEED Project Management & Certification under LEED for Existing Building Operations & Maintenance 2009 criteria.
